The area is situated in the South-Western sector of the City, between the “Santa Rita” and “San Paolo” districts, along the railway line (where a new station is scheduled to rise by 2024), Via San Paolo, Corso Rosselli and Via Tolmino, near the sports equipment and green area of Ruffini Park. The building concentration surface area is ca. 100,000 sqm. It currently features commercial and production activities that could be maintained as functions but reorganised into dedicated spaces. The need identified to transform the area and make the most of it entails dividing it into two functional lots: the first is that of the current building with external exposure area, ca. 24,000 sqm TSA and 17,500 sqm GFA; the other is the area to be exploited with a combination of residential, commercial and services activities for both people and companies (ASPI).
