The overall existing surface lies on a factory body on two levels in Via Bologna, one in Corso Novara and a canopy overlooking Corso Novara. In addition, there is an appurtenant area. Its position, close to the city centre and new Lavazza headquarters, presents excellent development opportunities. This area is included in Nebiolo 10-year detailed plan, approved in 1997 and amended in 2000, but only partially implemented. Therefore, the existing properties still have to be converted. The public auction called by Città di Torino in 2016 to sell the property was deserted.

Since 2021, the real estate has been assigned with a 99-year lease to the Italian Islamic Confederation that will create a student dormitory and a multi-purpose cultural centre.

As a result of its complete redevelopment, over 80% of this area will be used for public services open to the citizens, such as a library, an area dedicated to exhibitions and cultural events, a university student dormitory and classrooms, thus expanding the range of public and private services offered by the City. The foundation has also submitted a request for the care of the adjacent gardens, recently dedicated to Giorgio Cardetti.
The green space will be redeveloped and enhanced, including activities related to gardening and horticulture.
