Part of a former industrial complex exceeding 300,000 square metres, composed of three lots (TNE A, TNE B, TNE C) and belonging to the Torino Nuova Economia (TNE) development company, established in 2005 by the Piedmont Region, Province of Turin, City of Turin, and Fiat S.p.A. to implement one of the objectives of the Memorandum of Understanding aimed at maintaining a productive activities hub in the Mirafiori area.

- Easybox settlement: In 2021, the notarial deed of sale for the lot was signed with AddOn2 S.r.l.
- Amper Auto settlement: In 2020, the notarial deed of sale for the lot was signed with Amper-Auto S.r.l. The real estate lot, consisting of an industrial building of approximately 13,000 sqm and an office building of approximately 3,000 sqm, will be refurbished to accommodate innovative robotic and automated production lines. Renovation works are currently underway.
- Tecnocad Progetti settlement: In 2017, Tecnocad Progetti S.p.A. inaugurated its new headquarters within a 22,000 sqm fully refurbished area, including over 4,000 sqm dedicated to engineering activities and 6,000 sqm of warehouse space with laboratories, prototyping labs, and mechanical workshops.
